A City Founded On Education and Gold
Since its establishment in 1858, Boulder, Colorado real estate has followed the growth of the city and its residents. Early settlers held high hopes of striking it rich as they mined for gold and silver in the nearby mountains.
During this time, families of prominence built homes in the Mapleton Hill area, and the working-class and immigrants settled in the Whittier neighborhood in Boulder. Homes popped up quickly as the demand for quality real estate increased.
The railroad came to Boulder in 1872, bringing with it access to the towns of Golden and Denver and the mining camps to the west. Shortly thereafter, education became a focus, and in 1874 the state legislature appropriated funds to build the University of Colorado in Boulder. Homes in the University Hill area followed to accommodate the professors, staff and students at the college, and once again the Boulder, Colorado real estate market felt a surge.
Around the turn of the century, Boulder counted on tourism to boost its economy, a trend which continued until after World War II. The famous Chautauqua resort, built near Boulder’s scenic Flatiron rock formations, quickly became a popular summer retreat. Boulder’s new first-class hotel, the Boulderado, opened for guests on January 1, 1909. The Boulderado Hotel and Chautauqua’s dining hall and auditorium remain as popular destinations today.
With rapid growth in the 1960s and 1970s, the demand for Boulder, Colorado real estate increased. This growth brought new opportunities, new challenges and a desire to preserve Boulder’s small town charm. Comprehensive plans were developed for a greenbelt of undeveloped land around Boulder, as well as ordinances to restrict building heights, manage residential growth and preserve historic homes and buildings. Today, many of Boulder’s original homes remain in the historic Mapleton Hill area and many original office buildings are found in the heart of Boulder. Homes in the city have appreciated significantly over the years due to Boulder’s active open space policy which has been responsible for the 43,000 acres of beautiful, undeveloped land that now surround Boulder.
